If you let out a property with gas appliances in England, you have legal duties for gas safety. A landlord gas safety record, often called a CP12, shows the checks have been done.
A CP12 is the record of a landlord's annual gas safety check. It lists the gas appliances and flues checked, any defects found and the actions taken.
The check must be done by a Gas Safe registered engineer. You can check an engineer on the Gas Safe Register, and ask to see their ID card.
Gas appliances and flues in a rented property must be checked every 12 months. Keep records and check the rules that apply to your property and tenancy.
Landlords must give existing tenants a copy of the latest record within 28 days of the check, and new tenants a copy before they move in. Keep your copy for at least two years.
A landlord gas safety certificate (CP12) is typically £60 - £90 including VAT, plus the call-out fee. A call-out fee applies to every visit, shown before you pay.
